Episode 009 - Locked In - Helping Buyers & Sellers During Covid-19

LOCKED IN – Since we're all quarantined and socially distant, we're putting out several short episodes to guide agents. In this episode, we cover how to best serve buyers and sellers. Taking into account the concerns of COVID-19, (Coronavirus), we talk about showings, closings, documents, etc. and provide suggestions on how to best help our clients.

 

SHOW NOTES

  • 02:17 – Helping buyers and sellers.  Are we satisfying our clients needs?  Liability concerns, health concerns… are all so important.  Stay in place.
  • 03:10 – Real estate agents in Indiana are recognized as essential services.  Brian shows Cate he is definitely essential.
  • 03:38 – Talk with your seller on how they want to handle their listings.  Showings with high risk sellers.  Seller makes the decision.
  • 04:45 – Seller agrees to showings, agents get with buyer agents to verify buyers are not lookers.  Verify they are pre-approved and that they are serious and not just bored.
  • 05:30 – Virtual tours are an option.  Smartphone technology helps.  Make a video so buyer can see home and maybe that takes them out of a viewing.  Example: kitchen isn’t what they wanted so don’t view the home.  Reduce the number of people coming into the home as much as possible.
  • 06:45 – Get home ready for showings.  Open doors, switch on lights, leave a note to not touch the home.  Leave booties, masks and gloves at the front door.

  • 09:12 – Provide a gift basket with Clorox wipes, masks, booties, sanitizer, etc.
  • 09:55 – Working with buyers – communicate with them.  Is now the right time to buyer?  Consider health, safety issues.  Can you hold off?  Might be good since there might be less competition
  • 10:55 – Bad for buyers – mortgage rates are all over.  Make sure they are locked in with their lender.
  • 12:00 – Buyer’s agent might provide a virtual tour, FaceTime for buyer.  Buyer can sit out in the car and watch the video.  If they don’t like home, don’t go in home.  If they do like home, then view it, safely.
  • 13:23 – Have conversation with buyer about what are their “must haves” and go through the homes online before seeing them.  Video conferencing platforms are widely available.
  • 13:54 – Suggest the buyer still drive the area and neighborhood.  Gets them out, but only in the car.  They can see if they like the area and it feels good to them.
  • 14:35 – Buyer agent, get home showing ready if seller didn’t.  Turn on lights, open doors, have booties, masks, gloves, etc.
  • 14:46 – Found a house, but still need inspection, appraisal, documents delivered.  Maybe agents take on a larger role in delivery of documents.  Digital signature platforms.
  • 16:00 – Work with your clients.  Make sure everyone is safe…clients and yourself. 
  • 16:32 – Cate:  your hands have touched steering wheel and shifter “thingy”.  Hand sanitize before enter your car to prevent further spread of anything.
  • 17:00 – If you don’t feel comfortable with a situation.  If you are in a higher risk category, refer clients to other agents.
  • 17:49 – Now is not the time to freak out.  Market is currently not falling apart.  Short-term pain and we will be stronger in the end.
  • 18:50 – WASH YOUR HANDS!
