The DANGER Of Buyer Broker Agreement Explained!

The danger of a buyer broker agreement is that it contractually ties you to that broker or realtor for six months. There are those agents or realtors who are so protective of their time that for them to agree to work with you, they'll require you to sign an exclusive, six months buyer broker agreement. In their mind, they're thinking that you are a regular buyer who may just be shopping around for a house and who could drop them in an instant even after they've exerted much effort in finding you your house. To ensure that the agent won't mistake you for a regular home buyer, do a good job of explaining what you do in your business, and what exactly you are looking for. Make it clear to them that you are working with many realtors to get deals. Should they insist on making you sign a buyer broker agreement, you can agree to sign a property-specific buyer broker agreement.
